Planning Development

The Planning Development Team (PDT) is responsible of administrating technical reviews and responses to developers request regarding zoning ordinances and violations.

Land Use action review (luar)

The purpose of this process is to provide a thorough review for all changes in land use. The undeveloped land is reviewed to ensure the proposed development does not conflict with applicable Community and federal requirements. A report will be generated using Community stakeholders review comments identifying existing: infrastructure, right of ways, zoning, culturally preserved land, and any conflicts with existing utilities or leases.

Certificate of Compliance (COC)

All projects within planned and zoned areas are required to obtain a “Certificate of Compliance.” The purpose of the Certificate of Compliance is to insure all relevant Community standards are adhered to with each development during the civil review.

Zoning Statements are produced upon request. Zoning information includes permitted uses, special uses, lot size requirements, yard requirements, maximum building height, accessory uses, non-conforming buildings, structures and uses, off-street parking and signs pursuant to Title 20.

Zoning Variations, when applicable, are processed through LUPZ and presented to the appropriate Standing Committee for review and approval.
